This is the last will and testament of me Charles Duckering of Great Northern Road, Dunstable in the County of Bedfordshire. I give devise and bequeath all my personal estate and effects wheresoever and whatsoever unto my dear wife Emma to whom I also give the entire management of my real estate for her sole benefit and profit during her life. Three months after which the same shall be sold by publice auction to the highest offer the proceeds of which subject to the payment of her just debts funerla and any other expenses shall be equally divided between all my children. I also appoint my dear wife Emma and my son in law Frederick James Quigley as joint EXECUTRIX and EXECUTOR with equal powers of this my will in witness. His father Charles Duckering, commercial clerk deceased and her father John Copcutt, shoe-maker deceased.
